Make sure the game runs on unigine instead of unreal.

Why? Unreal Engine 4 is free to everyone with a 5% royalty after the first $3,000 per product per quarter for commercially released projects. The engine is well documented, supports every platform except Nintendo's out of the box, and the dev community is extremely helpful. Dovetail has released a game on Unreal Engine 4 and are probably far enough along in development of their train simulator that changing game engines would be harmful at this point.

Unigine has no free use option, is poorly documented compared to most other game engines, and (currently) doesn't support Xbox. Dovetail has signed an agreement with Microsoft for games on the Xbox.

WHY????

I cannot see any discerning difference in either of these, and that Unigine DEMO video is over 2 years old, so, I hardly think it's a future development, and if it doesn't support XBox, then it'll be no good for DTG's association with their Gamers in the future.

No.
In the future DTG will release an entirely new Train Simulator based on the Unreal engine.
An entirely new game that you may choose to buy or not.
Before you ask, no the existing content will not be compatible with the new engine.
But the current game will still work with the current content for as long as you want to use it. Much like MSTS today.

I think Unreal with DX12 looks a million times better than Unigine at the moment. I can't speak of what it will look like come the release of TSUnreal, though, by that point, it would be way past the point where it would be possible to use a newer version of Unigine.
They exist everywhere. You may not see them, but they're there. Awww yeeeaaaahhhh, 20% Cooler! /)
