McKinley branch: the Cookie Route

Since Portland terminal is no longer available, what would i be missing if I download the Cookie route?

Uh, well, Portland Terminal.
Just kidding. Quite a bit, actually. The free roam scenario has a whole bunch of PT rolling stock spread about, and a large number of the industries have buildings and clutter from the route.
So, yeah, it's kind of problematic to not have it, which really sucks for the people that don't own it.
